Risk products: the method

Every risk answer the API returns is descriptive and sourced. It tells an underwriter or a lender what the record holds and where each part came from; it never scores a person and it is never the sole basis for a decision. This page is the method in plain words. The developer reference has the shapes.

Inputs, and where each comes from

Consented job history. Work recorded at a property through Tradelynx, read only where the owner has consented to disclosure to your organisation and the property is connected to your workspace. Each entry carries an evidence grade (Verified, Recorded, Unconfirmed) and, where a register attested it, a Register-confirmed tier. A missing entry means “not evidenced here”, not “did not happen”.

The official EPC register (England and Wales): current and potential band, inspection date, and the improvement pathway, matched by exact address; no match means no band, never a neighbour’s.

Environment Agency flood data (rivers and sea): an area-based band for the postcode location, not a property-level survey; the official long-term checker is the confirmation. Contains Environment Agency information © Environment Agency and/or database right. Geocoding: ONS/OS open data via postcodes.io. Open Government Licence.

What each product returns

Underwriting profile. Counts and dates over the consented history: total jobs, how many were signed off and certificate-verified, and per signal (gas and heating, electrical, plumbing and water, roofing) the most recent date, the count and the median interval between jobs; plus how many entries mention a leak or escape of water, labelled as a keyword match. No score is derived; the profile is raw attributes and descriptive statistics.

Evidence for a human underwriter or claims handler, never the sole basis for declining cover, refusing a claim, or loading a premium.

Loss-prevention nudges. From the same profile: whether a heating service, an electrical inspection or attention to water history is overdue by generous windows (an annual gas service plus slack; an EICR cycle plus slack), each with the record signal that raised it. A prompt for a human to consider an intervention before a claim.

Loss-prevention recommendations from the owner's consented property history, a prompt for a human to consider a verified-contractor intervention BEFORE a claim, never an automated decision or a requirement. Absence of a record means 'not evidenced here', not 'no problem'. Any intervention is offered to the property owner; completion is written to the property's record as proof it was mitigated.

Lender risk. The EPC position (band, potential, gap to C, whether it sits below the MEES E floor, whether the potential reaches C) and the flood band, with the register and the Environment Agency named as sources.

Intelligence, not a lending decision, a human must decide. The EPC band and its improvement pathway are from the official EPC register (public data); the flood band is Environment Agency open data (indicative, area-based, not a property-level survey). MEES: an F or G rating cannot be lawfully let today; a proposed EPC-C minimum for rented homes by 2030 is a Government consultation and is NOT yet law: shown here as exposure, not an obligation.

How the answers get better

The products are functions of the record. Every verified job, register row and consented disclosure adds evidence to the same answer without changing the method; the same lookup on the same property is worth more a year later. When the method changes, this page and the API version change with it.

Access, audit and metering

Access is by API key scoped to your organisation, with the product entitlement and a per-organisation feature flag; every read of consented data is written to the property’s access log. Usage is metered by API request within your workspace’s plan; any per-request pricing is agreed with you in your workspace before it applies, and sandbox keys never bill.
