Tradelynx integrates with HM Land Registry's Business Gateway for Official Copy of Register lookups โ confirming proprietor and registered charges. Currently sandboxed pending production sign-up; per-lookup statutory fee applies via Variable Direct Debit when live.
What is the Property Health Score?+
A composite score combining verified maintenance events, current compliance certificate status, energy performance, and condition signals. Methodology is disclosed. Deltas over time are the lender-facing signal: which properties in your book are getting better, which are getting worse.
How do alert thresholds work?+
You define rules in plain language ("notify me if any property in this segment has its EPC fall below D", "flag if a new charge is added against a property over ยฃX loan balance"). Tradelynx evaluates the rules against the book on its own cadence and surfaces exceptions โ you don't run batch jobs.
What about properties with no HomeLynx?+
Coverage is being built one verified job at a time across the southern UK first. For properties in your book without a HomeLynx record, the signal is absent rather than misleading โ you keep your current periodic review workflow until coverage reaches them.
