Terms of service

§Version and scope

These Terms apply to use of the Tradelynx website, applications, APIs, dashboards, public pages, messaging tools, booking tools, property-history products, trader onboarding flows, and related services.

They reflect the product flows currently implemented in the platform, including customer / trader messaging, telephony-assisted workflows, property-history access products, public trader profiles, LabourLynx workflows, enterprise panels, and API access.

§1 · About Tradelynx

Tradelynx Limited ("Tradelynx", "we", "us", "our") operates a technology platform for property-work coordination. Tradelynx is a company registered in England and Wales (company number 17064008) with registered office at 2 Hayling Close, Fareham, Hampshire, PO14 3AE.

§2 · What Tradelynx does

Tradelynx helps customers, traders, and enterprise users coordinate property-work enquiries, routing, messaging, scheduling, telephony-assisted workflows, compliance / verification processes, support, and record-keeping.

Unless we expressly state otherwise in a separate written agreement, Tradelynx is not the contractor carrying out the trade work itself. The underlying work contract is generally between the party commissioning the work and the trader or service provider performing it.

§3 · Accounts and eligibility

You must be at least 18 years old and legally able to use the service you are signing up for. You must provide accurate information and keep your account, login code, and authentication details secure.

Tradelynx supports sign-in and account recovery using email links, one-time codes, SMS, and in some cases automated phone-call delivery. If you request those methods, you are responsible for access to the relevant email account or phone number. Notify us immediately at security@tradelynx.co.uk if you suspect unauthorised access.

§4 · Customer terms

Customers may submit enquiries, manage jobs, send messages, upload photos / files, view property-related records, and use support features where offered.

Customers must provide accurate information about the property, issue, urgency, access, pets, safety, and schedule.

Customers must not submit unlawful, abusive, fraudulent, or misleading requests, and must not use Tradelynx to harass traders, evade restrictions, or circumvent platform rules.

§5 · Trader terms

Traders must provide accurate business, location, and contact information and keep licences, insurance, qualifications, certifications, and verification records up to date where required for their services.

Tradelynx may require trader verification, document review, or manual review before certain platform features are enabled. We may also suspend or limit trader access where safety, fraud, compliance, or payment issues arise.

Traders are responsible for the quality, legality, pricing, insurance, health and safety, and delivery of their work. Tradelynx does not guarantee lead volume, acceptance rates, or earnings.

Tradelynx Books (trader business records). Tradelynx provides tools for a trader to keep their own business records: income, expenses, supporting evidence, quarterly summaries, and a tax-year position, with export (CSV / PDF) available at any time. These records are the trader's own, and keeping them accurate and complete is the trader's responsibility. Tradelynx Books is record-keeping software, not accountancy, tax, legal, or financial advice: Tradelynx is not the trader's accountant or tax agent, and any figure derived from the records (including estimates and year positions) reflects only what the trader has recorded. Where the platform offers features that send information to HMRC, a submission is made only from the trader's own records and on the trader's explicit instruction, and the trader remains responsible for their own tax affairs, including the accuracy, completeness, and timeliness of anything filed. Tradelynx Books is licensed software: use of Books is licensed to the trader's account: free of charge with Tradelynx Pro, non-transferable, and ending with the account or subscription it attaches to. Each account holds a licence key, visible in Books settings; where HMRC's fraud-prevention rules require filing software to identify its licence, a one-way cryptographic fingerprint of that key (never the key itself) accompanies calls made to HMRC. What is processed and for how long is set out in the Privacy Notice and the Data Retention Schedule.

§6 · Messaging, contact controls, and communications rules

Tradelynx provides in-platform messaging, file sharing, notifications, and some telephony-assisted workflows so users can coordinate work with a clear record.

Users must not use the service to share unlawful, threatening, discriminatory, abusive, fraudulent, or otherwise prohibited content. Users must also not attempt to bypass any contact-sharing or pre-acceptance restrictions that apply in the relevant workflow.

Tradelynx may apply automated and manual moderation controls to messages, attachments, filenames, public-profile content, and other communications to reduce off-platform bypass, abuse, or safety issues.

§7 · Booking, scheduling, and telephony tools

Tradelynx may provide appointment cards, proposals, booking records, ETA / arrival updates, telephony routing, masked or operational call tools, and call / SMS notifications. These tools are part of the platform workflow and record-keeping service.

Unless expressly stated otherwise, telephony and messaging tools do not make Tradelynx a party to the underlying work contract and do not transfer liability for performance of the work itself to Tradelynx.

Call recording. A trader may enable recording for calls connected through Tradelynx. Where enabled, an announcement is played to every caller at the start of the call, and any caller may decline recording by pressing 9 when the announcement plays. If they do, the call is not recorded. Recordings are transcribed and the audio is then deleted; only the transcript is retained, for a limited period, on the trader's customer record. A trader who enables recording is responsible for using it lawfully and only for legitimate service record-keeping. Full detail of what is processed, the lawful basis, and retention is in the Privacy Notice.

§8 · Routing, matching, and operational decisioning

Tradelynx uses operational rules, matching logic, trust / eligibility checks, location data, service preferences, availability data, and related signals to decide how enquiries, offers, and tasks are routed or prioritised.

We may change those rules over time to improve quality, trust, fraud prevention, fairness, platform performance, enterprise operations, or customer experience. Routing and ranking outputs do not guarantee selection, acceptance, or work volume.

§9 · Fees, payments, and subscriptions

Customers are not charged by Tradelynx for submitting enquiries or being matched with a trader. Where a customer pays a trader's invoice through the platform, the payment is processed by Stripe and settles directly to the trader. Tradelynx does not hold customer funds and is not the seller of the work. See the Refund Policy for how refunds work.

Traders may be charged a completion fee (commission) at the rate published at the time the job is created. The published rate is currently 0%, meaning no commission is charged on new jobs. Where a rate applies to a job created under an earlier published rate, it is either deducted within the invoice payment or charged/invoiced separately; waivers and eligibility are as presented in the trader dashboard at the relevant time. The published rate may vary on notice via the trader pricing page. Card payment processing on platform-processed invoices is passed through at cost. Tradelynx no longer sells lead credits; any residual legacy credit balances are governed by the Refund Policy.

Some products are one-off purchases and some are recurring subscriptions or plan-based services. These can include trader subscriptions (Tradelynx Pro, which includes LabourLynx access), panel and enterprise workspace subscriptions, property-history subscriptions, report entitlements, and similar platform services. Legacy LabourLynx access passes purchased before 11 July 2026 remain valid until they expire. Recurring products are billed in advance on the cycle presented at checkout.

Stripe or another configured payment provider is used to process payments, subscriptions, billing-portal actions, and refunds. Full card details are handled by the payment provider rather than stored directly by Tradelynx.

§10 · Property history, owner verification, and report products

Tradelynx offers property-history and property-record products that may include searchable property records, property timelines, maintenance / work entries, owner verification, report purchases, subscription access, and access logs.

Access is controlled by account type, entitlement, owner verification, enterprise permissions, and platform rules. Property-history outputs are informational records, not legal title records, valuations, surveys, insurance decisions, or guarantees that every property event has been captured.

We may redact, suppress, gate, or limit property-history information for privacy, safety, legal, quality, or entitlement reasons.

Where a homeowner uses HomeLynx Property Passport sharing features (disclosed history, insurer connections, lender monitoring, share codes), property-level data is made available to the relevant organisations under the consent and opt-out controls described in the Privacy Notice. Those organisations act as independent controllers and may take the shared data into account in their own decisions.

§11 · Public trader profiles and public pages

Tradelynx may publish public trader listing pages and public trader profile pages. Traders who enable or accept public-profile publication agree that approved public profile fields may be displayed on indexable pages.

Tradelynx may moderate, edit, suspend, or remove public profile content where needed for safety, quality, privacy, anti-bypass enforcement, legal compliance, or platform policy reasons.

§12 · LabourLynx

LabourLynx supports temporary labour and support-worker matching. Tradelynx is not the employer, payroll provider, or principal contractor for those engagements unless a separate written contract says otherwise.

Users of LabourLynx remain responsible for:

• agreeing commercial terms directly,
• checking competence, right to work, qualifications, and suitability,
• meeting site, supervision, health and safety, and insurance obligations,
• making all required legal and payroll arrangements.

§13 · Enterprise, estate-agent, insurer, lender, and API use

Tradelynx may provide enterprise dashboards, panel workflows, organisation accounts, webhook endpoints, and API access to estate agents, property managers, insurers, lenders, and similar organisations.

Enterprise users must only access records they are authorised to access and must not export, disclose, or reuse data beyond the permissions, entitlements, or contractual scope granted to them.

API keys, webhook secrets, and similar credentials must be kept secure. The recipient organisation is responsible for all activity performed with its credentials until they are revoked or rotated.

§14 · Reviews, disputes, support, and complaints

Tradelynx may allow reviews, private feedback, disputes, complaints, and support tickets. Review and dispute records may be moderated, flagged, reinstated, or restricted by Tradelynx where needed for safety, evidence, fairness, or legal reasons.

Tradelynx may record dispute states, admin actions, and timeline events for audit and support purposes. Unless a separate written agreement says otherwise, Tradelynx does not act as an adjudicator of the underlying commercial dispute between users.

Review integrity (all reviews, including historic review invitations). Under the Digital Markets, Competition and Consumers Act 2024, commissioning, writing, or incentivising a fake or misleading review is unlawful, and Tradelynx has a legal duty to police review authenticity. Where a trader uses the historic review invitation feature, the trader: (a) is the initiating party and warrants that the named recipient is a genuine past customer whom the trader may lawfully contact on the basis of their existing customer relationship; (b) must not offer any reward, discount, or other incentive for a review; (c) must never write, edit, or submit a review on a customer’s behalf, since reviews are submitted only by the customer through their own unique link; and (d) accepts that the recorded declarations made when logging a past job form part of Tradelynx’s compliance evidence. Suspected gaming (including linked-party submissions, reused imagery, or fabricated customers) is held for manual adjudication, and substantiated abuse leads to warnings, withdrawal of the invitation feature, suspension, or termination of the trader’s account. Genuine negative reviews are never removed for being negative. Historic reviews are always displayed in a clearly-labelled historic tier, separate from and weighted below reviews earned through the platform.

§15 · Your content and the rights you give us

You keep ownership. Photos, messages, reviews, job notes, portfolio items, community posts, and anything else you submit remain yours. Tradelynx claims no ownership of them.

The permission you give us. By submitting content you grant Tradelynx a non-exclusive, royalty-free licence to store, reproduce, and display that content for the purpose you submitted it for, and to make the technical copies (backups, caches, format conversions) needed to do so reliably. A review submitted for publication may be published. A portfolio item you publish may be shown on your public profile and in search results that lead to it. A photo attached to a job is shown to the other party to that job. The licence does not extend beyond the purpose: we do not licence your content to third parties for their own use, and we do not use it in advertising without asking you first.

How long it lasts. The licence lasts as long as the content is on the platform, and ends when you delete it or close your account, except where a copy must be retained for a legal, safety, evidential, or record-keeping reason set out in the Privacy Notice and the Data Retention Schedule. A review already published, and a service record another person relies on, may remain visible after your account closes, because removing them would rewrite someone else’s record.

What you are promising us. That the content is yours to submit, that showing it does not infringe anyone else’s rights, and that it does not breach section 16. Do not upload a photograph someone else took, or another business’s marketing material, as your own work.

Moderation is not endorsement. Tradelynx may moderate, label, restrict, or remove content under sections 11 and 14 and this section. Doing so does not make Tradelynx the author of it or responsible for it.

§16 · Acceptable use

You must not:

• use Tradelynx for unlawful, abusive, or fraudulent purposes,
• attempt to scrape or bulk-extract platform data without permission,
• circumvent access controls, moderation, or rate limits,
• upload malicious files or prohibited content,
• misrepresent identity, qualifications, insurance, ownership, or authority.

§17 · Suspension, restriction, and termination

Tradelynx may suspend, restrict, or terminate access where we reasonably believe these Terms, platform rules, or applicable law have been breached, or where this is necessary for safety, fraud prevention, compliance, payment, verification, or security reasons.

§18 · Privacy, retention, and data handling

Our handling of personal data is explained in our Privacy Notice and our Data Retention Schedule. Those documents form part of the overall framework governing how Tradelynx operates.

§19 · Disclaimers and limits

Tradelynx provides the platform on an "as available" basis to the fullest extent permitted by law. We do not guarantee uninterrupted service, that every enquiry will be matched, or that every user or work record will be error-free.

Trader verification checks (including identity verification, Gas Safe registration, electrical scheme membership, insurance documents, and other trade credentials) are performed using a combination of automated document analysis and manual review. These checks are designed to confirm that documentation has been presented, but Tradelynx does not warrant the ongoing validity, authenticity, or accuracy of any trader's qualifications, certifications, or insurance. Customers should independently verify that a trader holds current and appropriate credentials for the specific work being undertaken, particularly for regulated trades such as gas, electrical, and asbestos work.

Tradelynx facilitates connections between customers and independent traders. The contract for work is between the customer and the trader. Tradelynx is not a party to that contract and does not accept liability for the quality, safety, legality, or outcome of any work performed by a trader found through the platform.

Nothing in these Terms excludes liability that cannot legally be excluded, including liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation.

§20 · Changes to these terms

We may update these Terms from time to time. If a change is material, we will take reasonable steps to notify users through the platform, by email, or by another appropriate method.

§21 · Governing law and contact

These Terms are governed by the laws of England and Wales. The courts of England and Wales will have exclusive jurisdiction, except where consumer law requires otherwise.
