Choosing a property maintenance app as a UK homeowner
We are not going to tell you which one is best, because we make one. Here is what to hold them all to, including us.
It should record work with evidence of where each entry came from, hold certificates findably, remind you of the things with dates on them, and let you export and hand the record on when you sell. Ask what happens if you stop paying, who else can see it, and whether it follows the house. Tradelynx makes one and does not rank itself.
What one should actually do
- Keep the record of work, with its source. An entry that says a boiler was serviced is only worth something if you can see whether that came from a certificate, an engineer, or somebody typing it in. Without that, it is a note.
- Hold the documents. Certificates, guarantees, manuals, warranties. The test is whether you can find the boiler guarantee in twenty seconds on a Sunday when it stops.
- Remind you about the things with dates. Gas safety, a boiler service, an expiring warranty, an EPC. This is most of the value and the least exciting part.
- Know something you would have to look up. Flood risk, EPC, conservation area, what the registers already say about your address.
- Let you leave. See below.
The questions worth asking before you put your house into one
- What happens if I stop paying? Can you export everything in a form that is useful somewhere else?
- Who else can see it? If it shares with tradespeople, agents, insurers or lenders, you should be the one deciding, each time, and be able to see what was shared.
- Does the record follow the house? Its value to a buyer is the point, and it only has that if it can be handed over.
- Is it free, and if so, why? A reasonable answer exists. An unclear one is worth noticing.
What we do, stated flatly
The HomeLynx Passport is free, for any UK home. It holds the work done to the property with an evidence grade on every entry saying where it came from, your certificates and inventory, and facts we can pull from public registers. You choose what is shared and with whom, and the record is meant to be handed to whoever buys the house.
What we do not claim: we are not the best one, we have no basis to say that. We route customer work in a small number of towns on the South Coast and are still building supply elsewhere, so if you came here looking for a tradesperson, read this instead.
There is a mobile app, and everything above works on the web without it.
