An annual boiler service is one of those jobs most homeowners know they should book but keep putting off. The good news is it is neither expensive nor complicated, and it can save you hundreds in emergency repairs down the line.
As of 2026, a standard boiler service in England typically costs between £70 and £120. The exact price depends on where you live, the type of boiler, and whether the engineer is Gas Safe registered (which they must be, by law, for any gas appliance work).
What does a boiler service include?
A qualified engineer will usually carry out the following checks during a service:
- Visual inspection of the boiler and flue for damage or corrosion
- Gas pressure and flow rate checks
- Flue gas analysis to confirm safe combustion
- Inspection of seals, gaskets, and internal components
- Checking the condensate trap and drainage
- Testing safety devices and controls
The whole process normally takes between 30 and 60 minutes. If the engineer finds a fault, they will explain what needs doing and quote separately for any repair work.
What affects the price?
Several factors influence what you will pay:
Location. Prices in London and the South East tend to be 10–20% higher than in the Midlands or the North. In cities like Portsmouth and Southampton, expect to pay around £80–£100 for a straightforward gas boiler service.
Boiler type. Combi boilers are the most common and cheapest to service. System boilers and conventional boilers with separate hot water cylinders may cost slightly more due to the additional components involved.
Boiler age. Older boilers sometimes need more time or replacement parts. If your boiler is over 12 years old, a service is especially important, both for safety and efficiency.
Engineer availability. Booking outside of peak winter months (November to February) can sometimes get you a better rate, as engineers are less stretched.
Is a boiler service worth it?
Yes. A serviced boiler runs more efficiently, which means lower gas bills. More importantly, a faulty boiler can produce carbon monoxide, an odourless and potentially fatal gas. Annual servicing is also usually required to keep your manufacturer warranty valid.
