Almost nothing about looking after a house is a surprise. Boilers want an annual service. Electrical installations want periodic inspection. Gutters fill up every autumn whether or not anyone is watching.

Forecasts, not predictions
A HomeLynx Passport shows a "looking ahead" view of what is coming: what was last done, what that implies is next, and roughly when.
It is worth being precise about how that works, because the word "predictive" gets used loosely. This is deterministic. It reads the dates already on your record and applies known intervals. There is no model guessing at your house, and nothing about your property is sent anywhere to produce it.
That makes it less impressive and more useful. You can check the reasoning yourself, because the reasoning is just arithmetic on facts you can see.
The score is a summary, not a verdict
Property Health appears as a number out of 100 at the top of the passport. It is a summary of the record: what is documented, what is current, what is missing.
A thin record scores lower than a full one, and it should. The score is not marking your house, it is marking what is known about your house. That is the honest reading and it is the useful one, because the gap between those two things is the work.
