Most attempts at a property record are a folder. Somewhere to put the certificates so they are not in a drawer.
That is better than a drawer and it is not what we built.
The difference is order
A folder holds documents. A history holds events, in sequence, with dates. Who did what, when, and what happened before it.
That sequence is what turns a pile of paperwork into something you can reason about. A boiler serviced every year for six years is a different story from six certificates in a folder, even though the documents are identical.
What order lets you do
It lets the record look forward. Known intervals applied to real dates produce a view of what is coming, without any guessing about your house.
It lets a reader judge. A gap in a sequence is visible in a way that a missing document in a folder is not.
And it lets the record survive a change of owner, which is the part that makes it worth keeping at all. The house keeps its history; you keep your account.
Why the entries are tamper-evident
Because a history that can be quietly edited is just a folder with better presentation. Service entries, the jobs a tradesperson records, are hash-chained and timestamped, so the sequence of work you are reading is the sequence that happened.
Nobody notices that working. It matters on the day somebody has a reason to doubt it.
