The Local Property Health Index

One honest page a month on the condition of homes across the South Coast: what the open registers say about energy and flood exposure, and what the Tradelynx record says about verified maintenance, property health and compliance. Every figure from the platform is published only above a privacy thresholdof 10 properties; a smaller cell says so rather than pretending. Nothing here identifies a property, a person or an organisation.

Period: 2026-08. Register figures are the sampled, attributed figures of the South Coast Property Report.

Register figures: the EPC share is the proportion of certificates rated D to G in the report’s pinned lodgement window; the flood share is the proportion of sampled postcode districts whose centroid sits inside a mapped Environment Agency rivers-and-sea risk area (area-based, indicative). Platform figures, last 12 months: the verified maintenance rate is the share of work-history entries graded Verified or Register-confirmed; the average health score is the mean of each property’s latest score; the compliance lapse rate is the share of statutory items on managed stock that are expired or failed. A cell with fewer than 10 properties, entries or items behind it is not published.

Licensed feed

The same figures per town are available as a monthly feed for agents, lenders and insurers through the Property Intelligence API (GET /api/enterprise/v1/index?town=, scope index:read), on terms agreed in your workspace. Developer docs.
