What is the HomeLynx Passport?

The HomeLynx Passport is Tradelynx's digital property logbook for UK homes. It records maintenance and improvement work as it happens, graded by how it was evidenced, alongside certificates and the property's official register data. The owner controls what is shared and with whom, and a dated, verifiable copy can be issued to a buyer, agent or lender.

Every job, recorded

When a verified tradesperson completes work through Tradelynx, the job is recorded against the property and the homeowner confirms it. That entry carries an evidence grade, a timestamp and a tamper-evident signature. Work you record yourself is kept too, graded honestly as unconfirmed until it is evidenced, so a buyer can always tell the two apart.

Certificates and register data, in one place

The property’s Energy Performance Certificate is pulled from the official register and marked register-confirmed, and HM Land Registry’s Price Paid data supplies the last recorded sale and tenure. Gas safety and electrical inspection records, warranties and receipts sit alongside, each labelled with where it came from.

Every date on your home, in one list

Your Passport puts every upcoming date on your home in one list, soonest first: booked visits, certificate renewals, when your EPC ends, maintenance, your own reminders, warranties, documents you uploaded that expire, your contents policy renewal. Each one says what to do next, so a lapsed certificate is not the first thing a buyer's solicitor finds.

When a boiler service, gas safety check or electrical inspection is in your work history, the Passport works out when it is due again (a boiler service yearly, an EICR every five years) and offers a one-tap request for a tradesperson. These are recommended intervals, not legal deadlines, and where we do not know an interval we do not guess one.

Give a certificate or warranty you upload its end date and it joins the list.

Anything due within 14 days also appears as a notice in your account and, if you use the Tradelynx app, on your phone, alongside the existing email reminders. A reminder is a nudge, not a guarantee: it is only as good as the dates in the record.

Your contents, ready for an insurer

See your inventory room by room, with a value for each room, so after a burst pipe or a break-in you can say what was in the kitchen in minutes.

Enter your policy's sum insured and renewal date once and your contents total is set against it: within your cover, or how much short. It compares the figures you have entered. It is not insurance advice, and only your insurer can say what you are covered for.

Items with a receipt but no value, or no value at all, add nothing to that total. The inventory lists them, the quickest fix first, one tap from each.

Download the inventory as a spreadsheet for an insurer or letting agent: one row per item with room, make, model, serial number, purchase date and price, current value, how the value was set, whether a receipt is held, and warranty end.

Yours, and shared on your terms

You own the Passport. Each entry has a share switch, and a shared copy states how many entries it carries and how many you withheld. A dated, verifiable copy can be issued to a buyer, an estate agent, a lender or an insurer, and you can take it back.

It stays with the house when you move

The Passport belongs to the property, not to your account. When you sell, you hand it to the new owner: they claim it, and the property keeps its history. The work a tradesperson recorded at that address in 2026 is still there in 2036, whoever is living in it.

What does not transfer is you. Your private notes, your contact details and your account stay yours and are not part of what the next owner receives. They inherit the record of the building. Yours stays with you.

What else it does today

The Passport includes a home inventory: appliances and contents with make, model, purchase date and warranty, receipts read by AI for you to check, a reminder before a warranty ends, and a PDF claim pack for an insurer. Your home gets a Property Health score out of 100, an advisory maintenance forecast, and a monthly email about it when there is something to say. You can ask plain-English questions about your home and get answers drawn from your own record, with the entries they rest on. Where it is available

Claiming a HomeLynx Passport is open to any home with a UK postcode. The Passport is free for homeowners.

Two things follow the marketplace rather than the Passport. Jobs logged by verified tradespeople through Tradelynx are recorded where the marketplace runs, which today is Portsmouth, Southampton and Bournemouth; elsewhere you record work yourself and add the evidence. Register data is drawn from the England and Wales registers; a home in Scotland or Northern Ireland can be claimed, and its energy certificate is signposted to the register that holds it.

Can I claim a HomeLynx Passport anywhere in the UK?

Yes. Claiming a HomeLynx Passport is open to any home with a UK postcode. You enter the address, your name and your email, confirm a sign-in code, and the Passport is yours. It is free for homeowners.

What goes into the Passport if there are no Tradelynx tradespeople in my area?

Everything except jobs logged by a Tradelynx tradesperson. You can record past work yourself, which is graded Unconfirmed until it is evidenced, add certificates and receipts, keep installed items and their warranties, and the official registers fill in what they hold for the address. Work logged by verified tradespeople through Tradelynx is available where the marketplace runs, which today is Portsmouth, Southampton and Bournemouth.

Which official registers does the Passport draw on, and where do they cover?

The Energy Performance Certificate register and HM Land Registry Price Paid data. Both cover England and Wales. A home in Scotland or Northern Ireland can still be claimed; for its energy certificate the Passport points you to the Scottish EPC register or the GOV.UK certificate finder rather than reporting that nothing exists.

Is the HomeLynx Passport free?

Yes, for homeowners. There is no charge to claim it, keep it or share it. Tradelynx earns from the organisations that get value from verified records and from optional paid tools for tradespeople, never from the person whose home the record describes.

What happens to the Passport when I sell the house?

It goes with the house. The Passport belongs to the property rather than to your account, so when you sell you hand it to the new owner and the property keeps its history. Your private notes, contact details and account stay yours and are not part of what the buyer receives.
