Everything Tradelynx does / Homeowners
What Tradelynx does for homeowners
Your home's record, built from the work actually done to it, and verified tradespeople where the marketplace runs.
A homeowner claims a free HomeLynx Passport for any UK home, keeps the record of work done to it with an evidence grade on every entry, holds certificates, an inventory and register facts, shares it on their own terms, and requests verified tradespeople where the marketplace runs. It is free; no lead fee, no charge to be introduced.
1. What you can do
- Claim a HomeLynx Passport. Start your home's record with an address, your name and a sign-in code; open to any home with a UK postcode and free for homeowners.
- Work history as a timeline. Every job done through Tradelynx is recorded on the property when it completes, and past work you add yourself sits beside it, grouped by year with an evidence grade on each entry.
- Request a verified tradesperson. Describe the job with photos and a schedule; it is routed to one identity-verified tradesperson at a time by availability and distance, with no paid priority, and free for you.
- Trusted traders. Keep a list of the tradespeople you trust: a job in their trade is offered to them first; add from a past job or a profile, remove anyone, and invite one who is not on Tradelynx yet.

| Capability | What it does | Evidence | Cost | Where | What it does not do |
|---|---|---|---|---|---|
| Claim a HomeLynx Passport | Start your home's record with an address, your name and a sign-in code; open to any home with a UK postcode and free for homeowners. | User-entered, Register | Free | Web, Consumer app | Register data is drawn from the England and Wales registers; Scottish and Northern Irish homes are signposted to their own energy certificate registers. |
| Work history as a timeline | Every job done through Tradelynx is recorded on the property when it completes, and past work you add yourself sits beside it, grouped by year with an evidence grade on each entry. | Platform-verified, User-entered | Free | Web, Consumer app | An entry you add is graded Unconfirmed until evidenced; only platform-settled jobs reach Verified. |
| Facts from the official registers | Your Energy Performance Certificate, when it expires, your local authority, and the last recorded sale price, date and tenure from HM Land Registry appear on the Passport as register-confirmed facts. | Register, Derived | Free | Web, Consumer app | England and Wales registers; Price Paid covers sales since 1995 and exact house-number matches only; a sale price is recorded, never a valuation. |
| Property Health score | A score out of 100 for the property's condition and compliance posture across seven weighted dimensions, including how much of its history is proven at source. | Derived | Free | Web, Consumer app | A versioned method over the record you hold; verifying the record can only raise the score. |
| Property DNA, risk and foresight | The property's history as one trust-graded timeline, a homeowner risk view, and a deterministic forward view of what is likely to need attention and what it may cost. | Derived, Platform-verified | Free | Web, Consumer app | Indicative figures from your own record and typical service lives; never a quote. |
| AI maintenance forecast | Advisory predictions of upcoming maintenance, refreshed weekly, with an opt-out. | Derived | Free | Web | Advisory only, with disclaimers; not shown on shared or public views. |
| Ask about my home | Plain-English questions answered from your own property record, with citations to the entries the answer rests on. | Platform-verified, User-entered | Free | Web | Answers only from records you hold; silence in the record is never turned into a statement that work did not happen. |
| Certificates and documents | Gas safety, electrical inspection, EPC, warranties and receipts kept with the property and opened inside the app through an authenticated viewer. | User-entered, Register | Free | Web, Consumer app | A document you upload is your document; it is not verified by Tradelynx unless a register or a verified job backs it. |
| Home inventory and warranties | Appliances and contents with make, model, purchase date and warranty, receipts read by AI for you to check, a manufacturer manual where one is known, and a reminder before a warranty ends. | User-entered, Derived | Free | Web, Consumer app | Assumed category defaults are labelled and never email; only stored dates do. |
| Share the record on your terms | Time-boxed share invites, a share switch on every entry, a verifiable copy for a buyer, agent, lender or insurer, and a queue where you approve, decline or withdraw access requests. | Platform-verified | Free | Web, Consumer app | Every disclosure passes one consent gate and every read is logged; nothing is shared until you say so. |
| Hand the Passport to the buyer | When you sell, the building's record moves to the new owner and your personal data stays with you; every sharing consent ends at transfer. | Platform-verified | Free | Web | Seller-approves path; acceptance is bound to the invited email. |
| Request a verified tradesperson | Describe the job with photos and a schedule; it is routed to one identity-verified tradesperson at a time by availability and distance, with no paid priority, and free for you. | Platform-verified | Free | Web, Consumer app | Verified tradespeople are matched where the marketplace runs (Portsmouth, Southampton and Bournemouth today); elsewhere the enquiry is accepted and answered honestly. |
| Urgent jobs by phone | Tick Urgent and call the live line for that trade and area; the call rings verified tradespeople in turn and the request is still logged. | Platform-verified | Free | Web, Consumer app | Working hours and coverage apply; a missed call becomes a lead. |
| Jobs, quotes and messages in one place | Each job's status, the accepted quote (or the newest live one), the conversation with your tradesperson, and completion confirmation, in one inbox. | Platform-verified | Free | Web, Consumer app | Withdrawn, declined and expired quotes are never shown as the price. |
| Appointments and check-ins | Review booking slots and see when your tradesperson is on the way and on site. | Platform-verified | Free | Web, Consumer app | Check-ins are the tradesperson's, timestamped; they are not a promise of arrival time. |
| Pay by card or by bank | Settle a tradesperson's invoice by card or by open banking; bank-settled jobs grade Verified on your record. | Platform-verified | Free | Web | Processing is passed through at cost; Tradelynx holds no money. |
| Trusted traders | Keep a list of the tradespeople you trust: a job in their trade is offered to them first; add from a past job or a profile, remove anyone, and invite one who is not on Tradelynx yet. | User-entered | Free | Web, Consumer app | First offer, not a guarantee: if they cannot take it, the job routes as normal. |
| Pre-job condition record | Before work starts the tradesperson records the property's condition with photographs and you acknowledge it; the acknowledgement freezes exactly the items and photographs that existed when you gave it. | Platform-verified | Free | Web | Anything added after you signed carries no acknowledgement. |
| Reviews and aftercare | Review the work on a multi-dimension matrix after completion; a private aftercare answer reaches the tradesperson and is never a public review. | User-entered | Free | Web | Ratings are yours; historic pre-platform reviews are labelled as such and never enter the star rating. |
| Route to C | For a home below EPC band C, a saved improvement plan built from its own certificate: the register's measures, indicative costs and savings, band after each step, and quote requests where the marketplace serves you. | Register, Derived | Free | Web | England and Wales; every figure is the certificate's own and indicative; quotes only in served towns. |
| Service plans | A tradesperson who did the last service can offer a boiler service plan; you accept it and the visit is booked. | Platform-verified | Service plan fee (owner) | Web | Incumbent tradesperson only; tradespeople are never charged for offering one. |
| Your home, monthly | On the 2nd of the month, per saved property: health grade and direction, what is due in 60 days, what was added, the EPC band; sent only when there is something to say. | Derived | Free | Web | One-click unsubscribe; the maintenance opt-out is honoured. |
| Connect an insurer | Choose which insurer may see which parts of your record, for which purpose, and withdraw it at any time. | Platform-verified | Free | Web | Consent per purpose; an insurer sees nothing you did not admit. |
| Account, notifications and app lock | Sign in by email code, choose service and marketing email separately with the wording shown and the history kept, and lock the app with biometrics or a PIN. | User-entered | Free | Web, Consumer app | Marketing email is opt-in and withdrawal is one press. |
| Free EPC and flood checks | Any street's official Energy Performance Certificates and the Environment Agency's flood band for a postcode area, with no account and nothing stored. | Register | Free | Web | EPC: England and Wales, Scotland and NI signposted; flood: rivers-and-sea band, indicative and area-based. |
| A sample Passport, no account needed | Open a full Passport and inventory on sample data, and ask it questions, before claiming your own. | Derived | Free | Web | Sample data, plainly labelled; it never touches a real record. |
| Open-data property reports | The South Coast Property Report and the monthly Local Property Health Index: register figures beside the platform's verified-maintenance rates, every figure with its method. | Register, Derived | Free | Web | Platform cells publish only above a privacy threshold; the licensed feed is a priced line. |
| Tradie IQ | Daily trade-knowledge puzzles with streaks, achievements and leaderboards. | Derived | Free | Web | A game; nothing here affects routing or verification. |
2. What it costs
Free. There is no charge to claim, keep or share a HomeLynx Passport, and no fee to request work.
- Service plan fee (owner): not yet priced; free during the pilot.
Every price on this page is resolved from the one pricing source at the moment the page is served; a line charges only when it is priced, activated and above its data threshold, and until then it says so.
3. Where the data comes from
- Register (6 capabilities). Read from an official register (the EPC register, HM Land Registry Price Paid, the Environment Agency, Historic England, Companies House, the FCA register) and shown as the register's own, with its reference.
- Platform-verified (13 capabilities). Recorded by the platform as it happened: a job completed and confirmed through Tradelynx, a payment it processed, an identity or credential it checked, a consent it logged.
- User-entered (8 capabilities). Entered by the person it belongs to and shown as their declaration; graded Unconfirmed until evidenced, and excluded from third-party reports until then.
- Derived (10 capabilities). Computed from the records above by a stated method (a score, a forecast, a due date); labelled indicative, never a quote or a verdict.
4. What it does not do
- Tradelynx does not guarantee workmanship or price: the contract for the work is between you and the tradesperson.
- Tradelynx does not promise a response time on a job request.
- Tradelynx does not hold your money: card and bank payments pass to the tradesperson through Stripe, with processing at cost.
- Tradelynx does not issue certificates or act as your assessor: register data is shown as the register's own, and a declared band is shown as your declaration.
- Work you record yourself stays Unconfirmed until it is evidenced, and Unconfirmed entries are excluded from third-party reports.
- Matching to verified tradespeople runs where the marketplace runs: Portsmouth, Southampton and Bournemouth today. Elsewhere an enquiry is accepted and answered honestly.
- No decision that affects you is made by AI alone.
