1. What you can do
- Material Information pack (Parts A, B and C). Pre-assembled from approved sources: EPC from the live register, council tax as declared with the checker linked, the flood band with attribution, planning history, listed buildings nearby, and every unsourced field marked 'to confirm' with its official lookup one click away.
- Listing packs and reliance grants. Request the seller's authorisation, then produce a buyer-facing listing pack from their consented record, or a narrow conveyancer pack opened only by emailed code.

2. What it costs
Workspace pricing is agreed per organisation and published when live; the sale-time listing pack and conveyancer reliance request are priced lines that charge only when priced, activated and above their data threshold.

Every price on this page is resolved from the one pricing source at the moment the page is served; a line charges only when it is priced, activated and above its data threshold, and until then it says so.
3. Where the data comes from
- Register (4 capabilities). Read from an official register (the EPC register, HM Land Registry Price Paid, the Environment Agency, Historic England, Companies House, the FCA register) and shown as the register's own, with its reference.
- Platform-verified (6 capabilities). Recorded by the platform as it happened: a job completed and confirmed through Tradelynx, a payment it processed, an identity or credential it checked, a consent it logged.
- User-entered (2 capabilities). Entered by the person it belongs to and shown as their declaration; graded Unconfirmed until evidenced, and excluded from third-party reports until then.
- Derived (3 capabilities). Computed from the records above by a stated method (a score, a forecast, a due date); labelled indicative, never a quote or a verdict.
4. What it does not do
- A Material Information field is shown as fact only when sourced; tenure and rights stay 'to confirm' until an HM Land Registry lookup is live, with the official checker linked.
- The listing-copy pre-flight is a deterministic aid, not legal advice, and declares its coverage.
- A seller's record is used only under a grant the seller approved, time-boxed and revocable.
