An insurer gets consented maintenance evidence at underwriting and claim time: a score-free underwriting profile of verified servicing cadence and water-damage mentions, a claims-evidence lookup, a loss-prevention worklist, claim-ready inventory packs, and a Property Intelligence API. Nothing un-consented is visible by construction, and nothing is the sole basis of a decision.
1. What you can do
- Underwriting profile. Verified servicing cadence per trade and counted mentions of leaks and escape of water, aggregated only over consent-admitted history, with provenance on every line.
- Claims-evidence lookup. The same consented history framed around claim-time questions: heating serviced, prior water damage, recent wiring, each with provenance.

2. What it costs
The Property Intelligence API and the claim-ready inventory pack are priced lines that charge only when priced, activated and above their data threshold; connection and the underwriting profile carry no published price today.

Every price on this page is resolved from the one pricing source at the moment the page is served; a line charges only when it is priced, activated and above its data threshold, and until then it says so.
3. Where the data comes from
- Register (5 capabilities). Read from an official register (the EPC register, HM Land Registry Price Paid, the Environment Agency, Historic England, Companies House, the FCA register) and shown as the register's own, with its reference.
- Platform-verified (6 capabilities). Recorded by the platform as it happened: a job completed and confirmed through Tradelynx, a payment it processed, an identity or credential it checked, a consent it logged.
- User-entered (1 capability). Entered by the person it belongs to and shown as their declaration; graded Unconfirmed until evidenced, and excluded from third-party reports until then.
- Derived (3 capabilities). Computed from the records above by a stated method (a score, a forecast, a due date); labelled indicative, never a quote or a verdict.
4. What it does not do
- The underwriting profile is evidence for a human underwriter, never the sole basis of a decision, and is built only from consent-admitted history.
- Unverified work is excluded from risk calculations rather than counted as if verified.
- An insurer cannot see an un-consented row: the floor is in the database, not only the page.
- Surface-water, coastal and subsidence risk are not claimed; the flood band is the Environment Agency's rivers-and-sea band, indicative and area-based.
